WHAT YOU NEED TO SUBMIT

To apply for the Greece Golden Visa, which grants residency to non-EU citizens who make a significant investment in Greece, the applicants need to provide a comprehensive set of documents and information. The basic documents and information requested are listed below. However, depending on the applicant and the type of investment, additional documents or information may be requested.

All documents must be recent, taken within the last 3 months. Any documents not originally in Greek language must be translated by a certified translator, and all documents from abroad might need to be apostilled or otherwise legalized for use in Greece.

1. Personal Documentation:

Passport: Valid passport of the main applicant and the dependents with copies of all pages.

Passport-sized photos: Recent, passport-size photos of the main applicant and the dependents meeting the Greek passport photo requirements.

Birth Certificate: Official birth certificate, often translated into Greek language and certified.

Marriage Certificate: If applicable, an official marriage certificate, translated into Greek language and certified.

Proof of Relationship: For dependents, documents proving the family relationship (birth certificates, adoption papers, etc.).

Criminal Record: Police Clearance Certificate from the home country of the applicant and dependents (and any other country they've lived in for more than a year in the past decade) showing a clean criminal record.

Power of Attorney: If the applicants will use a legal representative in Greece to act on behalf of them and for the application submission and other issues to be handled during the process, a Power of Attorney which is duly signed in front of a public notary or in a Greek Consulate abroad. This is not mandatory, but highly recommended.

Medical Insurance: Proof of having obtained health insurance for both main applicant and dependents covering Greece.

Tax Identification Number (TIN): All applicants and dependents must obtain a Tax Identification Number in Greece. Public document proving the country of tax residency, stating the relevant Tax ID Number will also be requested.

Government Fees: Proof of having paid the relevant government fees and duties.

Proof of your funds: It is requested to submit a suitable document to prove the existence of the fund to be used for the investment and the source of it.

2. Financial Documentation:

These are the relevant and acceptable documents to prove the financial capability of the main applicant and the source of funds to be used in investment.

Bank Statements: Recent bank statements proving financial stability and ability to support the expenses of the main applicant and the dependents in Greece.

Proof of Income: Documentation of income sources, such as employment contracts, rental agreements, or business profits.

Source of funds: The fund of the investment should be transferred to Greece from the account of the main applicant of the Golden Visa. A proof of the source of those funds is requested.

3. Investment Documentation:

Depending on the type of investment, different documents will be required. If the investment is done by purchasing a real estate in Greece, the following main documents will be requested.

  • Purchase Agreement: Official contract duly signed in front of a public notary in Greece for the purchase of the property that attests to the fact that there are no conditions or exemptions in the purchase, states the total price of the purchase, and the method of payment.
  • Certificate of No Encumbrances: Proof of registration of the contract by the competent Land Registry and a certificate issued by the Land Registry or national cadastre agency attesting to the non-existence of any encumbrance, proving there has been no impediment related to the purchase.
  • Proof of Property Value: Official appraisal of the property if required.
  • Proof of Property Payment: Receipts or bank statements showing payment of the property.
  • Property Title Deed: Official registration of the property in the buyer's name (Proof of transfer of the contract by the accountable Land Registry).
  • Other: Any other documents requested by the relevant authorities.

If the application is based on a financial investment in Greece, the following main documents will be requested.

For Business Investment:

  • Company Incorporation Documents: Official papers proving the establishment of the business.
  • Investment Plan: Detailed plan outlining the nature and value of the investment.
  • Proof of Funds Transfer: Bank statements showing the transfer of investment funds.

For Capital Investment:

  • Investment Agreement: Documents proving the investment in government bonds, shares, or mutual funds.
  • Proof of Investment Value: Statements or certificates showing the amount invested.

For Bank Deposit:

Bank Deposit Contract: Documents proving that the bank deposit is constituted in a bank in Greece, its term and conditions.

Proof of Investment Value: Statements or certificates showing the amount invested.

The documents required to open a bank account may vary depending on each bank’s internal policy or even the client’s profile. However, the following are the main documents that are usually requested by Greek Banks:

  • Greek Tax Identification Number (TIN), as well as public document proving the country of tax residency, stating the relevant Tax ID Number (TIN)
  • Utility Bills (e.g. water bills, electricity bills, mobile/landline bills) proving the current home address abroad
  • Recent Documents proving the profession; annual Income; business address; business telephone of the potential account holder
  • Recent Documents proving the existence of funds enough to cover the investment

4. Application Form:

  • Completed Application Form: The application for the residence permit can be submitted to the Aliens and Immigration Department at the Decentralised Authorities in Greece or General Secretariat for Immigration Policy at the Ministry of Migration and Asylum. Official Golden Visa application form is filled out and signed and submitted with all the related documentation attached.
  • Proof of Application Fee Payment: Receipt showing payment of the required application fee.
